For Dorland house, a multi-tenanted building, Firstco were instructed by another firm of consulting engineers to investigate complaints directly with the tenants concerning the performance and reliability of the air conditioning systems. These fell under the following general headings:

  • Overheating during warm weather
  • Stuffiness in certain office areas (associated with lack of air movement, overheating and a lack of ventilation)
  • Draughts from the supply diffusers in certain areas (associated with overcooling and noise)
  • Dusty environment blamed on supply air into the office space
  • Failure of the air-conditioning during the summer

It was agreed that the air conditioning plant was not capable of maintaining satisfactory conditions within the space. Firstco spent a lot of time consulting with the tenants to understand exactly how they wanted to use their space.

Firstco continuously consulted with the tenants throughout the works and monitored and responded to all received complaints until the situation was satisfactorily resolved for all parties. Firstco also recommended that essential future maintenance should be rigorously managed as key faults that were uncovered during the Firstco appraisal should have been discovered under a strict preventative maintenance regime.
