Vere Street
Vere Street
5-7 Vere Street, London, is a multi-tenanted building, comprising 4 floors a basement unit. Firstco worked under the direction of another firm of engineering Consultants in this building to replace the two main roof air-handling units and modify the riser of the main compensated circuit supplying the basement area. Firstco also negotiated the work requirements and schedule successfully with the tenants.
Firstco were instructed to survey the Control Panel and Controls. These dated back some 15 years to a major refurbishment of the property. Over this time, there had been several modifications to both plant and control panel, most recently associated with the replacement of the two air-handling units.
The control panel required a new set of “as installed” drawings to be provided, both to replace the missing drawings and to record the changes to the wiring. This was essential for ongoing maintenance and troubleshooting to be effectively carried out. In addition, labelling and shrouding of the live components within the panel needed to be improved to comply with new regulations.
Firstco's report to the client provided a full analysis including implications of faults found on the following control systems:
-
Control Panel
-
Boiler Plant
-
Chilled Water Plant
-
Hot Water System
-
Zonal Compensated Circuit
-
Air Handling Units
-
Toilet Extract Plant
-
Fireman’s Override System
-
Reception Mimic Panel
Firstco also recommended a full range of options for appropriate remedial works.
